Residential Conveyancing

Fixed-fee residential conveyancing with proactive communication: purchases, sales and remortgages across London, completed efficiently and without surprises.

Conveyancing Without the Stress

Moving home is consistently ranked among life's most stressful events, and slow, uncommunicative conveyancing is usually the reason. Our residential conveyancing team is built around two promises: a fixed fee agreed before you instruct us, and proactive updates so you are never left wondering what is happening with your move.

We complete transactions across Enfield, North London and the wider capital every week, acting for first-time buyers, families moving up the ladder, downsizers, landlords and investors.

Buying a Property

From the moment your offer is accepted, we take ownership of the legal process:

  • Reviewing the contract pack and investigating title
  • Ordering local authority, drainage, environmental and any location-specific searches
  • Raising and pursuing enquiries until every issue is resolved
  • Reporting to you in plain English on everything you are buying, including lease terms, covenants and rights
  • Coordinating your mortgage lender's requirements, exchange and completion
  • Paying stamp duty and registering you at the Land Registry

Leasehold purchases receive particular care: we scrutinise lease length, ground rent escalation, service charges and management pack information before you commit.

Selling a Property

Speed matters when selling, a slow contract pack loses buyers. We issue contract papers promptly, answer enquiries quickly and manage the chain proactively, keeping estate agents and the buyer's solicitors moving. If you are selling a leasehold flat, we obtain the management pack early, as this is the single most common cause of delay.

Remortgaging & Transfers of Equity

Remortgages are handled on a fast, fixed-fee basis: we satisfy your new lender's requirements, redeem the existing mortgage and register the new charge. We also handle transfers of equity (adding or removing a party from the title following marriage, separation or estate planning) including any lender consents and SDLT implications.

Fixed Fees, No Hidden Costs

Our quotes itemise our legal fee and every included disbursement, such as searches, Land Registry fees, bank transfer charges and ID checks. Stamp Duty Land Tax is confirmed separately and is not included in the quote total. The figure we quote is the figure you pay, unless the transaction genuinely changes (and we tell you before any extra cost is incurred).

You can generate a full, itemised quote for your purchase, sale or remortgage in under a minute using our instant online calculator.

Frequently Asked Questions

A freehold purchase or sale typically takes 8-12 weeks from offer acceptance to completion. Leasehold transactions and long chains can take longer. We give you a realistic timeline at the start and flag anything that threatens it immediately.

Third-party costs paid on your behalf, local authority and other searches, Land Registry registration fees, bank transfer fees and ID verification. Our quote itemises every disbursement up front so there are no surprises on completion day.

SDLT must be paid within 14 days of completion. In practice, we collect it before completion and file your return the same day. We confirm your SDLT liability separately because reliefs and surcharges depend on your individual circumstances; it is not included in the instant quote total.

Exchange of contracts is the point the transaction becomes legally binding and your deposit is committed. Completion is moving day, when the balance is paid and keys are released. The gap between the two is agreed by the parties, commonly 1-2 weeks.

Sometimes. Depending on location, we may recommend chancel repair, flood risk or mining searches on top of the standard local authority, drainage and environmental searches. We advise what is appropriate for your specific property.

Usually yes, we are on the panels of most major lenders, which keeps costs down and avoids the delay of separate representation. Tell us who your lender is when you request a quote and we will confirm.
